The maximum amount of loan that you can get isbased on your joint net (after tax) income and is calculated on an“affordability” basis. All your existing liabilities including anymortgage/rent, personal loans, credit card payments (minimum monthly payment ifthe balance is not cleared on a monthly basis) and any maintenance paymentstogether with your proposed Bulgarian mortgage payments must not exceed 40% ofyour net monthly income.

Example: Net joint monthly income = £3,000Total liabilities = £600 rent per month + £200 loan repayment per month = £800per monthAmount available for Bulgarian loan repayment = (£3,000 X 40%) – (£800) = £400

Proof of Income: required in all cases (can be made up of Earned Income, Pension, Investment orRental Income. Please note however, it is not always the case that the Lenderwill take all or part of these Incomes into account when determining the maximumloan available).
